Short notes from recent work
Retail strip, Larkin
They caught three escalation clauses our previous pack had flattened into a single rate. The restatement took a week, not a quarter.
— Farah L., asset manager
We abstracted 52 shop lots and reconciled two financial years of billed rent. The largest variance sat in a 2019 side letter that never reached the property system.
Industrial parks, Pasir Gudang
The draft pack arrived with every commencement date sourced to the signed lease. Our external auditors asked fewer follow-ups than last year. The kickoff call ran long, though — worth budgeting that first morning.
— Marcus T., group finance
A six-week portfolio audit covering warehouse leases with stepped rents and shared road maintenance charges.
Corporate HQ occupancy, Iskandar Puteri
Abstract quality was strong. We still had to chase three landlord PDFs ourselves, so plan for that delay.
— Priya S., workplace lead
Lease abstract compilation for twelve floors across two towers; later used as the base for a reporting pack.
Extended story: year-end close for a Johor REIT subsidiary
The client needed MFRS 16 support schedules two weeks after acquiring a suburban mall. Lease files arrived in three batches from the previous manager. Our team built abstracts first, then ran rent tests for the stub period. Twelve exceptions exceeded RM 10,000 each; nine were timing differences, three were true underbillings the asset team chose to pursue separately. The final pack included a maturity profile and a memo mapping each schedule tab to the general ledger control account. Delivery landed four business days before the auditor fieldwork started.
